Can I buy in Toronto?

The short answer for players from outside Canada

Most players rent their first season and buy once their contract and status are clear. When you’re ready, here’s what applies.

Work permit validity

A valid work permit can exempt you from Canada’s federal foreign buyer ban, if at least 183 days remain on it when you buy.

Tax can still apply

Exempt from the ban isn’t exempt from tax. Ontario’s 25% Non-Resident Speculation Tax plus Toronto’s 10% municipal tax.

Questions players and agents ask

How fast can I move in?

I send a shortlist within 48 hours of your first message. Furnished units can often be ready within days, depending on what’s available when you arrive.

What does this cost me?

Usually nothing. On rentals, the landlord typically pays my commission, and on purchases it’s usually paid from the seller’s side. Before we start, I’ll confirm it in writing so you and your agent know exactly where everything stands.

Can I rent without a Canadian credit history?

Usually, yes. Landlords will typically accept your player contract or an employment letter, plus proof of funds or some rent paid up front, in place of a Canadian credit score.

Can an American player buy here?

Often, yes, with a valid work permit. But Ontario and Toronto non-resident taxes may still apply, and the federal rules change on January 1, 2027. I’ll walk you through it with a cross-border lawyer before you commit.

Can my agent handle everything for me?

Yes. I can work directly with your agent or business manager, and you only need to join for video tours and signing.

What happens to my lease if I’m traded?

Before you sign, I ask the landlord for a trade or early-termination clause. Ontario’s rules also give tenants some options to assign or end a lease early, which I’ll explain for your specific lease.

Can I bring my dog, and will there be parking?

Yes. If you have a pet, I only shortlist pet-friendly buildings, and I confirm parking and storage before you see a unit.
