A penthouse is a suite on the top floor or floors of a building, usually larger than the suites below, with higher ceilings, more windows and private outdoor space. In Toronto you’ll see the label on everything from a full-floor residence to a standard suite on a building’s highest level, so it pays to look past the name.
The best penthouses offer privacy, scale and an outlook few homes can match: sweeping city or lake views, oversized terraces and finishes beyond the standard suite. They range from a compact top-floor suite in a boutique building to a full floor in Yorkville or on the waterfront.
Penthouses suit buyers who want space and views with the ease of condo living. Who they may not suit: buyers who want low monthly fees, who are uneasy about elevator-only access or who need a ground-level garden.

A true penthouse or a label
Check the floor plan and the floor number. Some suites are marketed as penthouses because of their position, not their size, ceiling height or terrace.
Terraces and outdoor space
Ask whether the terrace is part of the suite or an exclusive-use common element, what you’re allowed to install and who pays for repairs to the membrane below it.
Views and what’s planned nearby
A view is only as good as what gets built next door. We check development applications around the building before you make an offer.
Condo fees and the reserve fund
Fees usually follow square footage, so they’re higher in a penthouse. Read the status certificate and the reserve fund study to understand upcoming projects.
Resale
The strongest penthouses have something the floors below can’t copy: a full floor, a real terrace or a protected view. Those are the features that hold value when it’s time to sell.

What is a penthouse?
A penthouse is a suite on the top floor or floors of a building. True penthouses are usually larger than the suites below, with higher ceilings, more glass and private outdoor space.
Are all suites marked “PH” true penthouses?
No. Builders use the PH label for any suite on the top levels, and some sub-penthouses or upper penthouses sit a floor or two below the roof. Compare the floor plan, ceiling height and terrace with the suites below.
Are condo fees higher in a penthouse?
Usually, because fees are generally based on the suite’s share of the building, which follows its size. Large terraces can also come with maintenance rules worth reading before you buy.
Do penthouses hold their value?
The best ones do, especially when they offer something the rest of the building can’t: a full floor, a large terrace or a protected view. Penthouses that are simply the top floor of a standard layout tend to trade more like the suites below.
