Selling a condo in Toronto

Make your suite the one buyers choose.

Buyers compare your suite with every other one for sale in your building, and in the buildings nearby. We price it on what similar suites actually sold for, and make sure it stands out.

Where condo sellers leave money

Your suite is rarely the only one for sale.

We plan for all three before your suite is listed.

The price.

An asking price set from hope, instead of what the same floor plan sold for on other floors, or similar suites nearby.

03

The paperwork.

A late status certificate, unclear fees or questions about parking that slow a sale down, or cost you a buyer.

Getting it ready

The price

Priced against your building, floor by floor.

Asking prices are a strategy. Sold prices show what buyers will really pay, building by building, and we use them to price your suite.

Presentation

What makes a suite stand out.

When many suites look alike, presentation decides which one buyers book a showing for, and which one they offer on. We plan it room by room.

Light and space

Clear surfaces, fewer pieces and every light on, so rooms feel bigger.

Staging

Furniture sized for the suite, so buyers can see how it lives.

Photography and floor plans

Professional photos, the view at its best, and a floor plan with real dimensions.

The building’s story

Amenities, management, transit and the neighbourhood, written for the buyers most likely to pay.

The paperwork

Ready before the first showing.

Condo sales slow down when the paperwork does. We gather what buyers and their lawyers will ask for before your suite is listed.

The status certificate

Ordered early, so buyers can review the building’s finances and rules without delay.

Fees and assessments

Your monthly fees, what they cover, and any increases or special assessments.

Parking and locker

Whether they’re owned, exclusive use or leased, which buyers and lenders ask about.

Tenanted suites

Showings with proper written notice, and a clear plan for the lease on closing.

Moving day

Elevator and loading dock booked with management, for your move out.

Who orders the status certificate when I sell?

Either side can. Buyers often make their offer conditional on reviewing it, and ordering it before you list can avoid delays. The condo corporation has 10 days to provide it, and the fee it can charge is capped by law.

Who pays a special assessment if I sell?

It depends on the timing and on what the agreement of purchase and sale says. An assessment already levied is usually the seller’s to pay, and one that has been proposed should be dealt with in the offer. Your lawyer can confirm what applies.

Can I sell my condo with a tenant in it?

Yes. The tenant must get written notice at least 24 hours before each showing, and the lease usually carries on with the new owner. If the buyer or a family member plans to move in, specific notice rules apply, and we plan around them with you.

Should I sell my condo empty or furnished?

Usually staged. An empty suite can feel smaller than it is, and a lived-in one can feel crowded. Furniture sized for the suite helps buyers see how it lives.

What does it cost to sell a condo in Toronto?

The main costs are real estate commission plus HST, legal fees, and any penalty to pay off your mortgage early. Sellers don’t pay land transfer tax. Our cost of selling calculator adds it all up.

How long does it take to sell a condo in Toronto?

Time on the market depends on the price, the building and how many similar suites are for sale. Once you accept an offer, closing is usually 30 to 90 days later, set to suit you and the buyer.
