Selling a house in Toronto

Sell your house for what it’s really worth.

No two Toronto houses are alike, so no two sales should be. We price yours on real sales, prepare it for the buyers most likely to pay, and negotiate the terms as hard as the price.

Where house sellers leave money

Every house is different. That’s where the risk is.

We plan for all three before your house is listed.

01

The price.

An asking price set from hope or a neighbour’s sale, instead of what similar houses actually sold for, adjusted for the lot and the house.

A white kitchen with a gas range, a stainless hood and a marble herringbone backsplash
02

The presentation.

Small repairs, dim rooms and clutter that buyers notice in photos and at showings, and take off their offers.

What’s worth doing

03

The offer.

Taking the highest number without weighing the conditions, the deposit and the closing date that come with it.

How we launch and negotiate

The price

Priced on what houses actually sold for.

Asking prices are a strategy. Sold prices show what buyers will really pay, and we use them to price your house.

  • An instant estimate, freeStart with our home value tool, based on recent sales near you. It takes a minute, with no obligation.
  • House prices by neighbourhoodMedian prices, days on market and trends, area by area, updated every month.
  • Our view, in writingWe walk through your house, pull the recent sales on your street and nearby, adjust for lot, condition and renovations, and send you our recommended price in writing.

Preparation

What buyers notice, and what’s worth fixing.

Before you list, we walk through your house with you and tell you what buyers will notice, roughly what it would cost to fix, and what isn’t worth doing. Spend where it pays you back, and nowhere else.

A pre-listing inspection

Know what a buyer’s inspector will find, and deal with it on your terms.

Repairs worth doing

Leaks, cracks, worn caulking and the small things that make buyers wonder what else they’ll find.

Paint and light

Fresh neutral paint, bright bulbs and clear rooms that photograph well.

Staging

Full staging, or a few well-chosen pieces, so every room has a clear purpose.

First impressions

The porch, the garden and the front door, where every showing starts.

Paperwork ready

Permits, receipts and warranties for past work, and any rental contracts for the water heater or furnace.

“Mark always maintained a positive, professional attitude and always wanted what was best for us and our property.”

The launch

A launch, not just a listing.

Your house is only new on the market once. We launch it with everything in place on the first day, then plan the offers around what buyers are telling us.

Photography and video

Professional photos, video and a floor plan, ready on day one.

Listing copy

Written for the buyers most likely to pay for your house, not from a template.

Targeted marketing

MLS®, social media and our network of buyers and agents.

Offer strategy

An offer date or offers any time, decided from the market and the feedback, not habit.

Should I sell before I buy?

It depends on the market and your finances. Selling first gives you certainty about your budget. Buying first secures your next home. Many sellers line up both closing dates, or arrange a bridge loan with their lender to cover the gap. We map out the options with you.

Should I get a pre-listing inspection?

Often, yes, especially for an older house. It shows what a buyer’s inspector will find, so you can fix it or price it in. Buyers can then offer with more confidence, sometimes without an inspection condition.

Should I set an offer date or take offers any time?

An offer date can draw competing offers when demand is strong. When buyers have more choice, taking offers any time often works better. We decide with you, based on the market and the feedback in the first days.

Is staging worth it?

Usually. Staged rooms photograph better online, where buyers decide which homes to see. It can be full staging or a few pieces in a lived-in house. We recommend what fits your house and budget.

What does it cost to sell a house in Toronto?

The main costs are real estate commission plus HST, legal fees, and any penalty to pay off your mortgage early. Sellers don’t pay land transfer tax. Our cost of selling calculator adds it all up.

How long does it take to sell a house in Toronto?

Preparing a house usually takes a few weeks. Time on the market depends on the price, the street and the season. Once you accept an offer, closing is usually 30 to 90 days later, set to suit you and the buyer.

Do I pay capital gains tax when I sell my home?

If the house was your principal residence for every year you owned it, the gain is usually exempt, though you still report the sale on your tax return. Rental and investment properties are different. Your accountant can confirm what applies to you.
