Buying a condo in Toronto

By Mark Savel · Updated October 2026

A Toronto condo can be a first home, a downsize or an investment, and each comes with questions a listing won’t answer. These are the ones we work through with every condo buyer.

Read the status certificate

It shows the building’s finances, any legal matters, upcoming special assessments and the rules you’ll live with. We review it with you and your lawyer before an offer is firm.

Condo fees and the reserve fund

Fees follow the suite’s share of the building and cover different things in each one. The reserve fund study tells you whether big repairs are planned and paid for.

Parking, lockers and exposure

A parking space or locker can add real value at resale, and so can the right exposure. Check what’s owned, what’s leased and which way the main windows face.

New construction or resale

Pre-construction and assignments can offer choice and time, but costs and timelines differ from a resale suite you can walk through today. We compare both before you commit.

Resale value

The suites that sell best have a practical layout, good light, a well-run building and transit nearby. Those are worth paying for.

What is the median condo price in Toronto?

In September 2026, the median condo in Toronto sold for $558,500, down 6.0% from a year earlier, based on MLS® sales.

How long do condos take to sell in Toronto?

Is Toronto a buyer's or seller's market for condos?

How much are condo fees in Toronto?

It depends on the building, the size of the suite and what the fee covers, such as heat, water or parking. Compare fees per square foot and read what’s included, rather than the total alone.

What is a status certificate?

A package from the condo corporation that summarizes its finances, reserve fund, legal matters and rules. Your offer should allow time for a lawyer to review it.

Is it better to buy pre-construction or resale?

Resale lets you see exactly what you’re buying and move in sooner. Pre-construction offers more choice and time to save, but comes with occupancy fees, possible delays and closing costs that can change. It depends on your timeline.

Can I rent out my condo?

Usually, but each building sets its own rules and some limit short-term rentals. The City of Toronto also regulates short-term rentals, so check both before you buy.

Which Toronto neighbourhoods have the most condos?

Downtown and the waterfront have the most. In Midtown, the biggest clusters are around Yonge and Eglinton, Yonge and St. Clair and along Line 5 Eglinton.
