Beyond the algorithm
What an instant estimate can’t see.
Automated estimates are a good starting point. These are the things that move the final number, and they only show up in person.
Private valuation
Every estimate gets a second look.

- 01
We verify your estimate
Along with your instant estimate, one of our team personally checks it against your address, its listing history, the details you shared and the most relevant recent sales nearby. Then we reach out with what we found.
- 02
We see it in person
If you’d like a precise number, we visit to see the finishes, layout and condition.
- 03
You get a clear range
You receive a written valuation with the comparable sales behind it and the price range we would list at today. It’s yours to keep, with no obligation to sell.
- 04
You decide what’s next
Sell now, next year or not at all. We’ll keep you posted on your home’s value and what’s selling on your street, so when you’re ready, you’re ready.

Questions
About home valuations.
How accurate is the instant estimate?
It is a statistical estimate based on recent sales of similar homes nearby, so it is a useful starting point rather than a list price. Homes with major renovations, unusual lots or few nearby sales can differ a lot. A private valuation, where we see the home, gives you a precise number.
Is it really free?
Yes. The instant estimate and the private valuation are both free, and there is no obligation to list with us.
Will you share my information?
No. We use your details only to send your valuation and follow up about your home. You can unsubscribe at any time.
What if I’m not planning to sell soon?
That’s fine. Many owners ask for a valuation to plan a renovation, refinance or simply know where they stand. We can send you an update as the market changes.
How is a valuation different from an appraisal?
An appraisal is ordered by a lender to support a mortgage. Our valuation is a market opinion of what buyers would likely pay today, based on comparable sales and current competition, and is meant to help you plan.
