Condo options in Forest Hill South are limited and quite different from the high-rise markets elsewhere in midtown. The interior streets are almost entirely detached houses, so condo buildings sit at the edges of the neighbourhood, mainly along Lonsdale Road and Heath Street West near Spadina Road, and on the Eglinton and St. Clair corridors.

Many of these buildings are older low- and mid-rise properties with fewer units and larger suites. Separate dining rooms, generous storage and traditional layouts are common, usually behind brick or stone exteriors. A small number of newer boutique projects have been added near the perimeter with modern finishes and amenities, but large towers are not part of the picture.

Owner occupancy tends to be high and holding periods are long. Condos here appeal especially to downsizers who want to stay close to Forest Hill Village and familiar streets, and to buyers who want single-level living with the space of a house. Supply is tight, so the right suite in a well-run building can be worth waiting for.
